receptionist did not inform us of time of breakfast...breakfast was too crowded and there was only one person serving us when there were about 40 people waiting for breakfast...when asked about air conditioning, the receptionist did not inform us that the windows should be shut in order for air conditioning to work. This advice would have helped make out stay more enjoyable..however, we did enjoy our stay as the tariff was fair (75 euro per night) for what we got. we loved the massage shower, and the room was very comforatable, clean and very well appointed. We would certainly visit again.

Nice, polite and not too fussed people, what more can you expect from a hotel. I felt very welcomed.

Due to a lack of space in general anywhere around Venice, the rooms were very well designed in terms of space and layout. I was pleased to find that my room was climatised and that the bathroom facilities were good and above all very clean.

I appreciated the opportunity to leave my luggage throughout the entire day of my departure, which enabled me to visit the city further before I continued my travels.

Great value for money, the breakfast is exceptionally lavish considering what you normally get in Italy. The location is great in terms of arrival and depature to and from Venice, as it is so close to the station and Piazzale Roma. Being almost direct on the Canale Grande, means that getting any of the water taxis or busses is also very convenient.

Staff were very welcoming and friendly - got us off to a good start.
It was a very hot day and we were so pleased the staff had already switched on the air conditioning in our room for our arrival - VERY considerate

Nice hotel, all staff were extremely friendly and helpful.
Hotel was always clean and comfortable, well maintained, everything in our room worked and it was always nice to come hoem to at the end of a day sightseeing.
Location of the hotel was perfect

Straight forward and helpful - provision were also made for late early check out and leaving luggage until late departure.
Will be our hotel of choice when we return to Venice and happily recommend it to friends/family and anybody else

Friendly helpful staff in a small clean hotel with all the facilities we required. Placed in a good location in a bustling, lively street yet with double glazed windows and shutters veru quiet - our room was facing over the main street.

They prefer cash than credit card that superise us a lot, because the information on the web site mentioned we can check out by credit card.

My accommodation was not actually in this Hotel but in another a few doors away. This was perfectly acceptable to me since the building was recently renovated and in very good order.

Breakfast room rather small, could not accommodate all guests adequately.

All the staff were very friendly and helpful all the time. Good location for access to vaparetto but can be a bit noisy from road traffic from rail station.

group of school group were there when I stayed. having breakfast was chaotic! Maybe in cases like that, the staff could recommended time to come for the group & the private guests.
